How to Split Rent When Rooms Are Very Different Sizes

Equal Split Isn't Always Fair

If your shared home has a 25m² master bedroom and a 10m² box room, splitting rent equally means the person in the small room is subsidising the person in the big one. That breeds resentment fast. Here are better approaches.

Calculate each room's area as a percentage of total private space, then apply that percentage to the total rent. Simple and mathematically fair. Example: if your room is 40% of the private space, you pay 40% of the rent.

Everyone bids on rooms, and the highest bidder pays the premium. This reveals true preferences — someone might happily pay more for an ensuite, while another prefers a bigger room. The math works out naturally.

Method 3: Equal Base + Amenities Surcharge

Start with an equal split, then add premiums for amenities: ensuite bathroom, balcony, built-in storage, better natural light. This is less precise but easier to agree on.

Method 4: The Calculator Approach

Use an online rent-splitting calculator that factors in room size, windows, closets, and private bathrooms. These tools remove the emotion from the math and give you a defensible number.
